Interventions in the traditional and patrimonial center of the city of Managua; strategies, changes and spatial conflicts

This article presents a synthesis of the action strategies on the traditional and patrimonial center of the city of Managua. Through a qualitative analysis of the main transformations in the center through a comparative system, and an analysis focused on the calculation of the indices of changes in the built environment that the area experiences, the research reveals the transformations imposed or needed by the comercial activity, which is constituted as the catalyst for change. Residential buildings as the target of these transformations, the area sees the land occupation and the formal characteristics of the buildings reconfigured. The transformation of recreational complexes, the recovery of traditional neighbourhoods, the changes of use and form in buildings and of functions in space, the rehabilitation of heritage buildings or the lack of intervention in them and demolition, as a strategy of performance of public entities are revealed as lines of action that frame and reinforce the processes already described.
